What is a Property Valuer?

A Property Valuer  is a service provider with an appropriate professional qualification in valuation or appraisal.

In Victoria property valuation qualifications are gained through tertiary study at either the:

  • Royal Melbourne Institute of Technology;
  • the University of Melbourne; or
  • Deakin University

 

What is a Valuation?

Valuation as defined by the Australian Property Institute

  • An established, ethical and evidence based process for assessing the monetary value of an asset at a specified date that;
  • is legally defensible; and
  • undertaken by a qualified, professional Valuer.

 

What is a Qualified Property Valuer?

Qualified Property Valuer – API (Australian Property Institute)

In Australia, a Property Professional who is certified or accredited by the Australian Property Institute as having the appropriate academic qualification and practical experience and who has the applicable Professional Indemnity Insurance and is bound by the API Code of Professional Conduct.

A Certified Practicing Valuer (CPV) is a Valuer meeting the requirements for Certified Practising Valuer as defined by the Australian Property Institute.

Professional valuations services are provided on a fee for service basis by highly qualified property professionals.

  • They provide their opinion based upon market research to arrive at an independent unbiased opinion of value which enables clients to make important financial decisions;
  • The valuation is based upon inspecting the subject property: and
  • Analysing comparable sales, completing property inspections and other ancillary works to prepare the valuation report.
